For Students

  1. Can I choose my roommates?
    A: As a new student just coming into student housing, you may choose your roommate by indicating that person's name on your application form. If no roommate choice is listed, we'll do our best to match you--through items listed on your application form--with fellow students with similar interests.

  2. Can I transfer to another apartment within the housing program?
    A: Absolutely. We want everyone to enjoy their stay in our housing program, and if an opening exists in a unit that you'd like to transfer to, just notify our housing specialist and we'll do our best to expedite your request.

  3. Can I bring a pet into my student housing apartment?
    A: Sorry. We love our furry sidekicks (one of the three RNR owners has two dogs, a cat, a parrot and belongs to the ASPCA) but no pets are allowed in student housing, not even as guests. Penalties for allowing any pets (aside from a fish or two in an aquarium) are severe--see your student lease--and can result in eviction for both you and your pet.

  4. Can I have my rent paid directly from financial aid to RNR?
    A: Yes, you may sign a clearance form that will allow the school to deduct funds from your financial aid funding and pay RNR directly. You may have to repeat that process each school semester to verify fund availability and eligibility.

  5. Can male and female students live together in student housing?
    A: Our program calls for only students of the same sex to live together. Overnight guests of the opposite sex are also not allowed.

  6. What happens if I leave student housing early?
    A: We have a variety of student housing options across the country. Some of the leases are annual, some are school term or semester to school term, and some are month to month. If you leave early on term and month to month leases, you are responsible for paying for the period contracted. For those on annual leases, please consult the early termination section of your student contract. Most call for lease break fees to be paid, forfeiture of deposit, and fully paying any funds due. When the early termination criteria is met, the lease is deemed successfully fulfilled.

  7. Can I bring a shotgun or any other weapon?
    A: All weapons are banned from student housing, and failure to adhere to this directive will be branded as a material breach of contract, subject to eviction from student housing.

  8. Can I consume alcohol in student units?
    A: Each student will be required to sign a statement that no drugs or alcohol will be consumed by either the student or their guests in student housing. Even if the student is 21 years-old or older, using drugs or alcohol is an offense punishable by eviction.

  9. Should I get renters insurance?
    A: We strongly recommend that each student be covered by a a renters insurance policy, either through their parents' home owners insurance policies or through an independent policy. The renters insurance policies are relatively inexpensive, and we'll provide a list of companies offering the policies.

  10. Can I choose my apartment?
    A: Unfortunately, we have limited apartment units in every community, so it is not possible to guarantee a specific apartment community for any student. All of our apartments are in solid communities and offer very acceptable living conditions and amenities. We will make every reasonable effort to house students in their first or second choice groupings, but sometimes it is just impossible because no openings are available. If an opening does occur after move-in, the student may transfer to a more desirable community.

  11. Can I smoke in my apartment?
    A: Even if all roommates smoke, our housing is completely smoke free. Smokers may smoke outside of the apartments (balconies, courtyards, parking areas) but smoking inside all of our accommodations is not permitted.

  12. What if I get behind on my lease payments and can't pay?
    A: Unfortunately, non payment of rent is enforceable by eviction. We will work with every student to give every opportunity to catch up, but those who fall too far behind may eventually end up in court eviction proceedings.

  13. Will I be notified before any inspections?
    A: All states have different notification rules and regulations, and RNR strictly abides by those guidelines. We will enter apartments as needed under emergency situations (water running from an open faucet into another person's apartment or something similar); at the invitation of a lessee including those in the process of vacating their apartment; or with proper notice.

  14. Can I put a lock on my bedroom door?
    A: Locks on private bedrooms only are allowed, and the student must give RNR housing managers a copy of the key for inspection purposes.

  15. What time is "quiet hour" at most apartment communities?
    A: The universally-recognized time to turn down music and loud activity is 10 p.m. in most communities. The rule of thumb is simple--if noise or music can be heard easily outside of your door after 10 a.m., it is too loud. Multiple noise violations may lead to being transferred or being evicted from student housing.

  16. Who pays for telephones?
    A: In these days of cell phone overload, we strongly suggest each student getting their own cell phones. If students in an apartment decide to go in together for a phone, we encourage a long distance toll restrict device, and an agreement on who is going to sign up for the phone and how each student is expected to contribute to paying for the phone.

  17. What utilities are covered in my lease payment?
    A: Electric (up to a cap), gas, water and sewer are included in your lump sum lease payment. Phones, cable and computer lines are the responsibility of the student. The utility cap varies from state to state--please refer to the student contract to determine the cap for your school

  18. If a roommate leaves, will I be charged all or part of his or her rent?
    A: Each student is on an indvidual lease, and even if a roommate vacates, the remaining students pay only their contracted rates. Since all roommates are responsible for the condition of the unit, it is strongly recommended that our housing staff be advised of a sudden departure of a roommate. In the event that a roommate departs unexpectedly, we also want to be advised so that we can change locks, so that no unauthorized person can enter our student units.

  19. Am I responsible for the actions of my guests?
    A: Inviting guests to student housing units is the complete responsibility of the student/tenant. Any damages created by the guest are the responsibility of the student/host.
